Challenge

Untapped rooftop potential at portfolio scale

Greek Real Estate Partners (GREP) is a fully integrated industrial real estate developer, owner, and operator founded in 1934, with in-house expertise spanning design, engineering, construction, and asset management. Focused on maximizing the long-term value and performance of its portfolio, GREP identified an opportunity to monetize underutilized rooftop space through solar while remaining focused on its core development and ownership activities.

To unlock this opportunity at scale, GREP needed a streamlined solution capable of deploying rooftop solar across multiple assets within a defined program timeline.

Solution

One partner, one transaction, full portfolio

Greek Real Estate Partners partnered with Solar Landscape to evaluate and execute rooftop solar opportunities across its industrial portfolio.

In 2023, GREP executed solar leases across 16 qualifying properties, representing its full viable solar footprint at the time, in a single transaction aligned with a key program submission window.

Solar Landscape managed site evaluation, program navigation, design, engineering, interconnection, and construction, providing a turnkey solution that enabled GREP to quickly convert underutilized rooftop space into a new source of revenue.

GREP and Solar Landscape continue to explore additional opportunities as GREP’s portfolio has grown and New Jersey’s community solar program has expanded.

Result

From idle rooftops to long term assets

The current portfolio spans 16 projects totaling 24.7 MWdc across 2.1 million square feet of rooftop space.

Upon full buildout, the portfolio is expected to serve approximately 6,175 households, delivering more than $2.08 million in annual subscriber savings, with average household savings of approximately $336 per year.

By committing its full viable portfolio at once, GREP was able to maximize participation in a key program incentive window, transforming underutilized rooftop space into long-term revenue-generating assets while delivering meaningful economic benefits to local communities.
